Ex Manifattura – Urban Regeneration

Fintecna Immobiliare assiged to MCA the task to design the redevelopment of the area of the former Manifattura Tabacchi (tobacco factory), located east of downtown in Naples.

The project involves an area of approximately 170,000 m² and provides 590.000 m³, including the restoration of some existing buildings and the construction of new facilities for residence, commerce and services.

The project aims to preserve the memory of the Manifattura Tabacchi, its landmarks and its green areas of higher quality and aims to build a new urban fabric. In this way the area that was previously intended only to productive activities will be gaining a new role for the city.

L’intervento interessa un’area di circa 170.000 m² e prevede 590.000 m³ di cubatura, che comprendono il recupero di alcuni edifici preesistenti e la realizzazione di nuove strutture per la residenza, il commercio ed i servizi.
Il progetto parte dal presupposto di conservare la memoria della manifattura, dei suoi edifici simbolo e delle sue aree verdi di maggior qualità e si pone come obiettivo la costruzione di un nuovo tessuto urbano. In questo modo l’area prima destinata alla sola attività produttiva si rinnova conquistando un ruolo importante per la città.

La costruzione di un grande spazio pubblico lineare su cui si affacciano i blocchi edilizi, diventa un nuovo asse verde e pedonale. Uno spazio sociale e di relazione, dove si collocano le funzioni di interesse pubblico – uffici, negozi, la posta – e sul quale si affacciano tutte le residenze. Un’attenta analisi del sito e delle sue caratteristiche climatiche ha permesso l’applicazione di tutte le strategie, attive e passive, per raggiungere gli obiettivi di maggior risparmio energetico e di minor impatto ambientale.
