Two towers in the heart of Vienna's Prater park

New landmark buildings to the Vienna skyline

This project, which won an invitation-only competition, consists of two multifunctional towers located in the 2nd district of the city of Vienna, where the important 'Viertel Zwei”, a dynamic urban development, has been taking place in recent years.

Heterogeneous architectural

The requirement to provide a complex of two large buildings with two clearly differentiated functions, within a relatively restricted land area, resulted in the design of two towers that use two different heterogeneous architectural languages and have two strong personalities, which made it possible to compose a complex urban image that is also inserted organically into its context.

L’esigenza di inserire, all’interno di una superficie fondiaria piuttosto contenuta, un complesso di due grandi blocchi con funzioni nettamente diversificate, ha portato alla progettazione di due torri con linguaggi architettonici eterogenei e dalle marcate personalità, capaci di comporre un’immagine urbana complessa ma allo stesso tempo organicamente inserita nel contesto.

Suspended spaces between park and city

The towers are about 120 m and 90 m high respectively, with a total gross floor area of approximately 85,000 square metres, and contain spaces designed to a very high standard of quality that are ideal for living and working.

The two buildings are connected by a canopy that is enhanced with planting and acts as a ‘covered walkway’ aligned precisely on the most important urban axis of the new neighbourhood. All the main entrances face this axis, forming a ‘gateway’ to the new ‘Viertel Zwei’. The canopy also provides protection from downdraughts of wind, which can often make the areas around tall or very tall buildings very inhospitable. The particular shape of the canopy was designed after carrying out an in-depth study with the assistance of wind and ground comfort consultants; it incorporates large oval openings whose edges act as spoilers that protect the spaces below, enabling them to be used at almost any time of the year.

These were the sta[...]rting points that generated the complex interplay of surfaces, terraces, and canopies that give the new residential tower, the ‘GRÜNBLICK’, its horizontal emphasis and that shape its geometry. These surfaces, with their decorative planting, alternate in a way which suggests that the living spaces are suspended overhead, between the park and the city.

Spazi sospesi tra parco e città

Le torri, per un totale di circa 85.000 mq di superficie lorda complessiva, hanno rispettivamente un’altezza di circa 120 m e di 90 m. Entrambi gli edifici sono in grado di offrire spazi ideali per vivere e lavorare con standard qualitativi molto elevati.

Il complesso edilizio viene unito tramite una pensilina comune, arricchita di verde, che crea un “passage” coperto, precisamente sull’asse urbanistica principale del nuovo quartiere sulla quale si affacciano tutti gli ingressi principali: una “porta” per il nuovo “Viertel Zwei”. Questo elemento assolve inoltre la funzione di protezione contro le correnti d’aria discendenti, che spesso rendono le aree intorno agli edifici alti ed altissimi poco vivibili. Grazie ad un approfondito studio con i consulenti del vento e del comfort a terra, si è definita una particolare sagoma della pensilina che, con l’inserimento di grandi lucernai ovali i cui bordi fungono da spolier, consentirà di usufruire di questi spazi protetti quasi tutto[...] l’anno.

Da questa impostazione parte l’articolato gioco di piani, terrazze e pensiline che definiscono la gestualità orizzontare della torre residenziale, che modella le geometrie del nuovo edificio. L’alternanza di queste superfici ornate dal verde, offre la suggestione di abitare spazi sospesi tra parco e città.

Torre Grünblick

La torre residenziale “GRÜNBLICK” è stata concepita come un’estensione in verticale del contesto esistente e del grande parco del Prater cosi da creare un rapporto di continuità non solo visivo ma soprattutto qualitativo tra natura e spazio costruito. Il linguaggio architettonico di questa torre è giocato su una scansione regolare dei piani, segnata da leggeri movimenti di aggetti e rientranze, che vanno a creare un’immagine organica e razionale. I grandi piani dei solai, lavorando come fogli che scorrono l’uno sull’altro, favoriscono di volta in volta la protezione o l’accesso della radiazione solare negli appartamenti e nelle aree collettive, garantendo inoltre un’adeguata protezione dall’azione del vento.

The double-skin façade ensures that the external enclosure of the building is appropriately protected and ventilated. Its architectural character is generated by the rhythm of the vertical sun-shading fins, which effectively protect the more exposed eastern and western-facing sides from direct solar radiation whilst emphasising the light, vertical aesthetic of the tower. Its elliptical shape on plan is designed to minimise air turbulence by following the direction of the prevailing winds.

Torre Weitblick

La torre terziaria “WEITBLICK” è stata pensata come edificio iconico, progettato per emergere dal suo contesto, caratterizzata da una geometria chiara ed affusolata che ne valorizzi la verticalità. Dovendo ospitare spazi di lavoro e servizi, il layout dei piani ed il sistema di facciata sono stati progettati per ottimizzare l’accesso della luce naturale all’interno degli ambienti, minimizzandone allo stesso tempo i fenomeni di abbagliamento e surriscaldamento.

Una doppia facciata garantisce la necessaria protezione e ventilazione dell’involucro: è caratterizzata e ritmata da lame frangisole verticali che contribuiscono con grande efficacia alla protezione dei piani più esposti ad est ed ovest dalla radiazione solare diretta, rafforzando anche a livello estetico la natura leggera e verticale dell’edificio. La forma ellittica della pianta è infine pensata per assecondare la direzione dei venti dominanti, in modo da limitare le turbolenze.
